Real Estate Development Manager

Primary responsibilities involve analyzing existing economic, demographic, market, and environmental variables to identify areas for new restaurant expansion and remodels. Write recommendations for how to proceed with various properties, neighborhoods and strategies. Review sites to assess costs and needed steps for zoning, local ordinances, and acceptability.

Key Accountabilities
• establishing and maintaining relationships with developers and brokers to ensure access to supply of suitable sites;
• identifying specific areas for new locations;
• inspecting properties;
• assessing site viability with reference to location of existing units, location of competitors, potential market penetration, traffic flow and demographics;
• preparing site selection proposals for senior management review including preliminary site plans, construction cost estimates, sales projections and recommendations;
• analyzing recent commercial activity to assess property value;
• negotiating terms of acquisition or lease with property owners;
• presenting and discussing offers and counteroffers;
• liaising with legal staff regarding non-standard lease and purchase terms;
• responding to inquiries and complaints from the public regarding development plans;
• providing advice and input to senior management and other company staff on leasing strategies;
• negotiating acquisition or lease terms;
• overseeing required zoning and development processes;
• monitoring industry franchising and real estate trends on an ongoing basis; and
• establishing and maintaining relationships with developers, brokers and other industry contacts.

Knowledge, Skills, and Experience
• Educational background in the fields of Business and/or Real Estate or equivalent experience.
• 5+ years corporate real estate development experience.
• Experience with pad sites in QSR/Fast Casual, multi-unit retail environment
• Have general understanding of real estate contracts and development process--Negotiating skills, capable of making informed decisions on site selection and project management.
• Basic accounting skills to handle the budgeting aspect of this role.
• Demonstrates effective communication, influencing, problem resolution and organizational skills to deal with issues involving the market planning process and driving new Real Estate development.
• Demonstrates strong business acumen to maintain and grow relationships with developers, brokers, architects, designers.
• Demonstrates formal negotiating skills.
• Fully competent strategic and tactical business planning skills.
• Ability to deal with problems involving multiple variables in standardized situations.
• Strong time management and organizational skills - can easily manage the complexity of multiple sources of input, juggle many tasks, priorities and meet deadlines.
• Intermediate to advance compute proficiency using Microsoft Office applications.
